Dynamic remodel in Historical Garfield District setting great example for neighborhood. Remodeling is moving along nicely with progress in all the correct area’s to make this multiple family desirable for anyone at any age. As we speak, we are waiting on some inspections to complete and move into the next phase of construction. Once all inspections are complete and meet city and historical society code them we are ready to close up the walls with sheet rock and start the interior finishing stage. It’s important to note that all the work is being done to code and will continue to be to get property ready to rent and sell.
The office in the back is taking shape and all the tunnels that were dug to run electrical wires and plumbing in the back are being filled in and the back is starting to resemble a courtyard. The owner has done a wonderful job designing the multi-family home, front and back yards in compliance with both the city and the historical society to resemble the way the multi-family looked and functioned back when it was built.
Gerchick Real Estate recently assisted a client with acquiring a triplex located in the Garfield District near downtown Phoenix. The building is in need of a remodel and the client is currently in the process of obtaining the necessary permits from the city to begin work on the property. It’s expected to be about a 6 month remodel. Gerchick Real Estate put the client in touch with an architect that is familiar with the area and knows how to design the correct layout/floorplan to attract people to the property.
Work Has Begun
Gerchick Real Estate met the investor at the property to see the progress and to discuss various design points to ensure key decisions will positively impact the investor’s bottom line on the resale of the property. Concrete wall supports have been poured in the south side of the property. The once garage (that will now be converted to a living space) now has some of the internal walls framed. Additionally, work should be starting soon on the roof rehabilitation. Everyone involved is excited about the potential of this property.
Permits are Complete!
The permit and historic zoning approvals are now in place. The client will have the opportunity for a duplex with the addition of a legal carport conversion. The once garage will be converted to a livable office airconditioned building. This should be a significant value add to the property.
The Garfield District is one of those areas in Phoenix that is experiencing revitalization from the expanding downtown Phoenix area.
