Finding the right property for the Investor is sometimes a very complicated assignment. It takes not only open communication between the Investor and your Gerchick Real Estate Advisor but also the ability to meet all of the needs of the Investor’s Real Estate Portfolio.
First and foremost, we work with the Investor to make sure that we have a clear understanding of short-and long-term Investment Goals. We also need to know what quality and size of Investment that the Investor wants to place money into. This is the time to discuss risk tolerance and how much money is to be invested.
Our talent really lies in the fact that we can bring other Agents into the transaction for their listings and some opportunities that may not be on the market. We continually comb off-market opportunities. The relationships that we have developed over the years with Listing Agents, wholesale and Off-Market Companies allow us to stay on top of the current Market Trends and what is available for our Investors
Once we have identified the Property, we do as much work as possible to make sure that not only from the surface this is the right property, but that both the investor and the Property are a suitable match for each other. This takes the resources of us, our referral partners and of course the Investor.
We also make sure that the Property, if it is going to be leveraged, meets the Lender’s qualifications and that the Investor meets the criteria of the Lender.
Once we have negotiated the Deal and have an accepted Contract on behalf of the Investor, we start to make sure that the books and records flow smoothly to the Investor, Lender and anyone else who needs to review them.
We also want to make sure that the Investor is using the best type of Entity to make his or her purchase. We have made an effort to team up with some of the best CPAs and Lawyers to help the Investor make educated decisions regarding his or her Entities.
Once all of these things have been handled, we will start the Physical Inspection with the Property Inspectors—whatever kinds of Inspections are required by the Investor and the Lender are taken care of. This work is done with the least amount of disturbance to the Tenants. Sometimes it looks like many people are involved on the same day—that’s on purpose, as we try to schedule everything at the same time while everyone is on the Property Site.
Once the Reports start coming in, we work with the Investor so he or she understands the process. We encourage the Investor to attend the Inspections, but that is not always possible. Gerchick Real Estate Advisors always attend the Inspections and take plenty of pictures for the Investor. Our goal is for our Investors to make well-calculated and fully educated Investment Decisions.

Qualified Investors meet with Linda Gerchick, CCIM, who is the Designated Broker for Gerchick Real Estate. (Please note that meetings can be in person, conference call, or video conference.) She and one of her highly experienced Sales Advisors will thoroughly explain the Process and answer any questions. After both parties agree that it is appropriate to move forward, the Client will work with the Advisor to create a strategy that involves determining a comfortable initial Investment amount and type of Property desired. Those two basic elements, combined with current Market Conditions, will enable Gerchick Real Estate to begin looking for Properties that meet the investor’s needs.
If the Property is already listed by Gerchick Real Estate, a thorough Financial Analysis has been performed and is available. If another Property is identified, the Advisor will conduct a thorough DCF (Discounted Cash Flow) Analysis. This study will detail the Income Potential of the Property, incorporating Industry recognized financial calculations, not “hunches” or “best guesses”.
The study even includes developing an “Exit Strategy,” either directed at a determined ROI that the Investor wants to achieve, potentially using Leverage or other means. This is the way that will enable the Investor to develope a balanced Portfolio.

Our support Team includes: Real Estate Attornies who will provide counsel and prepare Investment entities (such as an LLLP, LLP or LLC), CPA (Certified Public Accountant) to assist with Tax implications and banking specialists who can establish bank accounts to simplify the process of transferring funds. What are some of the Fees involved with Investing?

There are appropriate fees associated with the Attorney and the CPA. Other services are either commissions (Gerchick Real Estate) or standard industry fees assessed as part of the transaction. Property Inspectors, Surveyors, Appraisers to name a few, charge fees according to the scope of work. We will assist you in obtaining the Fees before they are incurred; this way the Investor can budget accordingly.
Gerchick Real Estate considers working with “the fairest” as a part of its assessment of working with “the best.” While it is not possible to quote any actual costs, as each is related to the individual Transaction, we assure our Investors that any fees are normal and consistent with the Transaction. It is important to note that once a Property is identified, the Sales Advisor can provide some “working numbers’.
