I realize that Google, Redfin and Zillow seem to be the go to these sites to “Learn” about Real Estate. I can assure you that this can have great STARTING information for the new investor.
These informational sources can be correct or DEAD wrong.
Let’s take Google, even this post will be permanent on Google. Can you imagine the misinformation that is out there? I am sure that you do. When you pose a question on Google, you are subject to opinions and whatever has been posted as answers or wherever this information comes from. While there may be good information there is the opportunity to be led down the wrong path.
Zillow is one of the mistakes that investors need to understand. First and foremost, their information is scooped from the MLS systems across the country. It DOES not take into account upgrades and many other factors. Just this past month, as I listed two different multi-family properties this system was so misinformed that both clients (one aggressively) that I was misleading the public! When you list multi-family there are units and within this you show how many bedrooms and bathrooms are in the apartment building. Zillow takes the entire bedroom count and the entire bathroom count and adds them. So a triplex that is all 2 bedroom units are shown as a six bedroom property with three bathrooms. How misleading is this? Better yet as a Seller, how many potential buyers pass over the listing thinking that it is a single family house?
I will say that Redfin feels like a clone of Zillow.
As an investor, pick a Broker with experience in the market and who is active. As a 25 year veteran and a Commercial Broker, I strive to work hard at not only staying active but as a leader in the market I am sought from other Brokers and Agents to help all stay current in the market trends.
