It is easier to make a larger building perform well than it is to make multiple smaller buildings perform to the same level:
Multi-Family Investments are often thought of as an intermediate to large investment for the experienced Investor only. Not so with Gerchick Real Estate, as we have the resources and ability to guide anyone through this process and often in today’s market it makes more sense to invest in Multi-Family, even for Investors that are starting. We are often looked at as experts in the Multi-Family market here in Phoenix due to the considerable amount of experience we have the number of Multi-Family transactions we’ve closed… over 10,000 units.
These types of Investments are used for the Investor that wants good cash flow and the benefit of depreciation. Multi-Family, while typically a commercial loan product, under the Federal Tax Guidelines is still considered Residential Property and can be fully depreciated using a 27.5 years depreciation schedule.

Multi-Family is usually thought of as 50-100 units but in reality Multi-Family starts at a duplex to an unlimited number of units. We can usually place Investors that are beginning into a small Multi-Family properties (18-20 units) for about the same amount of money invested for three or four single family homes.
For the Intermediate to Experienced Investor, there are numerous opportunities in this market. Anywhere from 20-100 units are attained through the use of our connections as well as our expert knowledge in working with the other Brokers and the Investor‘s Commercial Lender, Lawyers, Inspectors, Title Companies and CPA‘s to achieve the success of the Investment.
Often times, Gerchick Real Estate is tasked with building a well rounded portfolio for the Investor. When this is done, sometimes we recommend several smaller complexes that are in need of good Property Management and to a degree, some fixing up. It may take approximately 6-9 months to do this process. When complete, this is a very valuable tool used to either pull cash out of the building or sell and make a profit.
